How to be a Good Airbnb Host

As you venture out to enjoy someone else’s city, why not make a couple extra bucks by renting out your apartment or space on Airbnb? You can even look at it as a way to fund your travels! Before posting your pad on the popular room rental website, consider the following tips to make sure you properly fulfill your hosting duties.

 

Be responsive. No one likes to wait around while others are deciding their travel plans for them. Therefore, when you receive an inquiry about your place, reply as soon as possible even if it is not available or you do not want to accept the reservation. Prompt replies foster happy guests who are ready to book at the press of a button.

 

Post some quality (and clean!) photos. Potential guests want to see what they will be walking into, so clear out the clutter and take some well-lit photos that show every aspect of the space they will be renting (i.e., the bed, bathroom, any storage area that they will be able to access).

 

Welcome your guests in person. Some seasoned Airbnb hosts hire others to let in the guests and explain policies, or use a key box so that the guests can enter on their own. To add a personal touch your guests will appreciate, greet them in person and even offer a simple gift such as a bottle of wine. You will be able to explain any specific policies or rules, or how to use certain appliances, and you will feel more comfortable actually meeting the people who will be inhabiting your space.

 

Remain accessible. Once your guests arrive and settle in, let them know you or a trusted friend/neighbor are available if they need anything during their stay. Knowing they have someone to contact in case of an emergency will provide peace of mind for all parties involved.
